Back in 1986 I decided to study and obtain my real estate licence.  The only reason I did so was because I found it to be a big pain in my rear end dealing with real estate agents who just did not quite get the meaning of negotiating.  The fact was and still remains that if a sales person in the real estate sales field wants to close a sale, it may have to take that agent to negotiate more than just the sale price of the house or listing.

Since their real estate Brokers were taking such a big cut of their real estate income, they were not able to negotiate a better deal for me as the Buyer.  In one case I was buying a rental property located in New Market Ontario.  The seller and I came very close to arriving at an agreement and the only thing holding me back was that the sellers did not want to give up their appliances.  I was going to use the agent acting on my behalf to rent the house out after closing and the last thing I wanted to do was go shopping for appliances.  Can you believe that my agent did not have the scruples to at least solve this issue for me?  She complained that there was not much money in it for her even after I mentioned that I would use her to rent the house and then continue shopping for yet another rental property, this time in Vaughan Ontario also known as Woodbridge in the GTA aka Greater Toronto Area.

That Franchise agent lost a sale and a ton of business thereafter all due to her so called huge expenses she was liable for every month and not just from her Office but all her other toys she bought for her image like her big fat Mercedes.  This seems to be the same mistake many realtors make and I have witnessed this now for well over 23 years.
